existing array of advertising resources to attract a
ready, willing and able buyer. Once an agreement has
been made to a contract, I will monitor and control the
transaction, keeping you completely informed of every
step along the way to a successful close.

PREPARING YOUR HOME:
Preparing your home for sale is a critical first step.
The first ”impression” is the most important one. A few
cosmetic repairs and a little less clutter can make all
the difference in the world.
Certain repairs will bring you a return on your money,
while others won’t add any value. Investing huge amounts
of time and money in repairs will not necessarily result
in a higher sales price. Small improvements in the
kitchen, bathrooms and exterior will usually bring added
value.

PRICING:
Pricing your home is the most important step in the
process of selling your home. By setting a good asking
price, we will be able to obtain the maiximum selling
price for your home.
I will be able to help you determine the price by
developing a Competitive Market Analysis which is a
valuable tool to give us all past and present
comparables of similar homes. The desired result is to
find a price that will attract a qualified buyer in a
reasonable amount of time.
MARKETING:
After the property is listed, I will develop a strategic
marketing plan which will be designed to give your home
maximum exposure. I have access to the MLS system which
will expose your property to thousands of agents in
hundreds of offices.
I will utilize print media in the Chicago Tribune,
aggressive internet marketing, using KSGMAC.com as well
as my own personal web site.
Along with the marketing program I have outlined, I will
set up a virtual tour online, so that every visitor is
able to view your property before scheduling an appt to
walk through. Additionally, I will assemble a “fact
sheet” to hand out to every broker and buyer which will
include all the great features along with photos, so
they won’t forget your property.
SHOWINGS:
I will personally attend every showing to your property,
making sure that every broker or buyer is fully aware of
all the wonderful details of your home.
Arriving before the buyer, I will turn on lights, open
drapes and be prepared to show your property at its
best.
I will keep a record of all showing along with feedback
and keep you updated as to the progress.
NEGOTIATIONS:
When it comes time to negotiate an offer, I will explain
the clauses of the contract to you. Together we will
discuss and determine the best way to proceed. I will be
representing you and your best interests in this entire
transaction. If there is any negotiating to be done, I
will promptly report the details to you and negotiate on
you behalf, maintaining a strong a strong position for
you.
CLOSING:
The closing is the last step in the selling process. I
will attend the closing along with you, the buyers and
the attorneys to finalize the transaction and sign all
pertaining documents.
